Airport West experienced a 241,000 square feet increase in construction deliveries for the second quarter. Rental rates have maintained asking rates at $9.95 PSF and have averaged a rate of $9.50 PSF in completed transactions. Sales transaction volume continues to lag as multi-family and retail continue to grow and gentrify a seemingly overbuilt industrial market. A continued low cost of capital is contributing to price increases and the limited supply of product is trading at a premium.
